Whether it’s your first time building a custom home or your tenth, you might be surprised to know that Snowden Builders takes a bit of a different approach. Our clients become part of our family as we work together over a period of months to conceptualize and build an absolutely stunning custom home. Initial Consultation
Each one of our home builds starts with a consultation with a singular goal: to learn more about you and your lifestyle. Generally, this involves asking a lot of questions so we can figure out what kind of house you want. It also allows us to suggest options and features that you may not have thought of before we started chatting. We have been doing this for a long time, so we are often able to suggest things that end up being perfect for your new home.
Our meetings never follow a script, but we will generally ask you some big-picture questions before digging into the specifics:
- Why do you want to build a custom home?
- What type of property do you want to build on, or do you already have a piece of land?
- What do you like to do in your spare time? Do you have any hobbies?
- Do you enjoy entertaining?
- What is your work situation? Will you need a home office for remote work?
We’re also happy to answer any and all questions that you may have. We truly do believe that there is no such thing as a stupid question, so even if it seems really basic, we want you to ask us! We can offer our insight on everything from great areas of town for building to the best types of outlet covers for your kitchen. We can also give you details on the anticipated cost and timeline, and explain how the process works.
Property Inspection
If you have already purchased property, then the next step is for us to inspect it so that we know what work may be necessary to get it ready for construction. For example, we might need to clear large rocks or remove trees before we can break ground. If you haven’t bought land yet, we can advise you on things to look for (and avoid) and give you our input on potential properties.
Home Design
Next, we will start the design process. Many of our clients have a rough idea of what they want, but are a bit overwhelmed by the details. Looking at samples of our work can be great for home design inspiration. Of course, this is just a starting point – we want your home to be what you want, not what someone else wants for their house. We can connect you with the best architects and interior designers in Western Michigan so that your final home design exceeds your expectations.
Contract Review
Now that a design is in place, we can get into the nitty-gritty. We will draft a contract that includes material terms such as estimated costs and timeline. Keep in mind that with any construction project, there are many factors outside of our control, like bad weather and supply chain issues. We will keep you updated along the way about any issues that may arise that affect the construction timeline and costs.
Final Details
If you need to obtain financing, you can use your contract to obtain a construction loan. At this stage, we can move on to the exciting stuff – picking out all of the finishes, fixtures, and more. Before we break ground, you’ll spend time with our designers to make your choices for all of the details of your house, from tile to cabinets to lighting. We’ll get the building permits and start ordering materials while you decide on the final touches.
Construction
With the permits in place and the design finalized, construction can begin at last! All of this prep work takes some time, but we find that it often makes the construction part go faster because everyone is on the same page and has taken the time to make sure that things are done right.
Construction happens in stages, starting with digging and pouring the foundation and moving forward methodically. At each step, we will obtain the necessary approvals from the local building inspectors. We will also invite you to the construction site to make sure that you are happy with everything before moving on to the next stage.
You are also welcome at the job site whenever you’d like to check on construction. Just reach out to your project manager to schedule a tour, and be sure to wear shoes that can get a little muddy! During these site visits, you should feel free to ask questions and offer input. We can also accommodate change orders throughout construction.
For most custom homes, the actual construction part takes anywhere from 7 to 9 months. This basic timeline may change based on the size and complexity of your home design, the weather, and other factors that are outside of our control. We will keep you updated throughout the process so you know what to expect and when you can anticipate moving into your new home.
Final Walkthrough
After construction is done, you will get a chance to walk through the house and ask us to complete any punch list items. We will also give you a new home orientation, where we will show you how certain features work and how to maintain your house. This is your chance to make sure that everything is exactly how you want it.
Closing
The last step in the process is the closing. We will sign a bunch of paperwork to complete the legal process of transferring the title of your home to you. Once that is done, you will get the keys to your new Rockford custom home!
About Rockford
Located just 10 miles north of Grand Rapids, Rockford is a smaller city of approximately 6,000 people. Approximately 3.3 square miles in size, the city is situated along the Rogue River. Its location is one of the reasons that so many people love Rockford, as it offers ample access to nature.
The Rogue River offers amazing views as well as the opportunity to get out on the water. Residents of Rockford can often be seen canoeing, kayaking, and fishing in the Rogue River, particularly north of the Rockford Dam.
